With property management come ILSs. I have fully managed ILSs across multiple sites, and kept them up to date for maximum efficiency. I’m always on the lookout for new ways to optomize marketing reach, such as listing on HOMES.mil to reach military families looking for new homes or researching add-ons to make the decision process easier for incoming residents.
Zillow
November
Beginning in November, both properties had a high number of page views, but needed to be optimized for to increase contact and click through rate.
December
In December, by introducing individual unit listings, rather than broad floor plan listings, we were able to increase the click through rate to property sites.
February
By February, we were able to include floor plan specific pictures, measurements, and individual pricing. This allowed us to convert more click throughs into contacts, increasing our conversion rate.
Property Websites
Rentgrata
In the same vein of property websites, you have add-ons, such as Rentgrata. This software allows residents to sign up to endorse the merits of your building. They’ll have profiles on the web page, inviting prospects to ask them questions about what it’s like living there.
Prospects can make informed decisions, based on the words of the people living there. This makes them more comfortable with their decision, knowing they’re receiving honest feedback.
As an incentive for residents to sing the praises of the building, Rengrata also offers a referral program, where residents, can get a bonus for convincing a prospect to lease!
Realync
Now more than ever…
innovative marketing techniques are essential. Realync is a video hosting platform that allows you to create, edit and share custom videos with prospects. It also functions as a virtual tour and open house hosting platform, can integrate with established websites and even create QR codes to share.
Tour24
Flexibility
Working with the Tour24 team, I pushed the limits of what they typically manage to do. With limited in person touring, pushing the limits on apartments allowed on the tour was a great boost to our ability to continue closing.
Control
Being able to edit the tour availability times on the tour was essential for the lease up. As apartments were leased I needed to be able to quickly disconnect and edit to ensure prospects were viewing exactly what they could lease.
Visibility
While Tour24 was providing an added boost to our touring capacity, it was also important that I know when people were taking the tour. I was able to intercept prospects in the building to close them on the spot.
